SCENARIO 1 VJ INDILIFE WAKAD RENTAL ESTIMATES BY STUDIO KHBS

Scenario 1 represents a conservative Airbnb performance model for a VJ IndiLife studio apartment managed by Studio KHBS. The apartment is assumed to achieve an average nightly rate of ₹3,000 and an occupancy level of 75%, resulting in approximately 23 booked nights during the month. While the guest pays ₹3,150 per night including GST, Airbnb deducts its platform fees and applicable taxes before releasing the payout. After these deductions, the available revenue per occupied night is ₹2,532. From this amount, all operating expenses are accounted for, including guest consumables, laundry, utilities, Studio KHBS's revenue-sharing management fee, and GST. After these costs, the apartment generates a net revenue of ₹1,483.84 for every occupied night. Across 23 occupied nights, this translates into a monthly owner income of approximately ₹25,386 before housekeeping expenses. Once the fixed housekeeping and property care plan cost of ₹8,000 is deducted, the owner retains approximately ₹17,386 as net income. Compared to a traditional rental income of around ₹15,000 per month, this model delivers nearly 14% higher earnings while Studio KHBS manages all guest communication, bookings, pricing, operations, housekeeping coordination, and day-to-day property management on behalf of the owner.

Scenario 2, High Performance Model (95% Occupancy)

Scenario 2 demonstrates the earning potential of a highly optimized VJ IndiLife Airbnb listing under professional management. In this model, the apartment achieves an average nightly rate of ₹3,150 and an occupancy level of 95%, resulting in approximately 29 occupied nights during the month. Guests pay ₹3,307.50 per night including GST, after which Airbnb deducts its fees and taxes. Following platform deductions, the payout available is ₹2,658.60 per occupied night. Operational expenses such as consumables, laundry, utilities, Studio KHBS's management fee, and GST are then deducted, leaving a net operating revenue of ₹1,588.03 per booked night. Due to the combination of higher occupancy and improved pricing, the apartment achieves a stronger operating margin of 63.25%. Over the course of 29 occupied nights, the property generates approximately ₹37,259 in owner income before housekeeping costs. After deducting the fixed monthly housekeeping and property care plan of ₹8,000, the owner receives approximately ₹29,259 in net income. This represents almost 2x the income of a traditional long-term rental while requiring no direct involvement from the owner. We earn only from the service fees or commissions agreed upon when the listing starts performing and we do not invest in or share ownership of the property.

For every Airbnb we manage, we provide a dedicated housekeeping arrangement under a separate cleaning package tailored to the property’s requirements. This package may vary for each listing depending on location, size, and frequency of service.
