Rental Arbitrage..? Sub leasing...?

Studio KHBS doesn’t invlove in rental arbitrage because the model is flawed it struggles when execution isn’t tight enough to support premium positioning. Rental arbitrage only works when occupancy, pricing, and guest experience are consistently optimized; otherwise, fixed rents, platform fees, and operational costs quickly eat into margins. If a property isn’t differentiated (design, location, or experience), it gets pushed into price competition, lowering returns. In short, without strong demand generation, sharp revenue management, and flawless operations, the model becomes high-effort with unstable profits rather than a scalable, passive income stream.
Very often, people enter Airbnb with unrealistic projections assuming 70 to 80% occupancy and high nightly rates then lock into fixed rents and spend ₹3,00,000 to ₹6,00,000 lakhs on setup. In reality, most units average 40% to 60% occupancy annually, and after deducting 15% to 20% platform fees, ₹8,000 ₹15,000/month in cleaning & utilities, and ongoing maintenance, the margins shrink drastically. A unit rented at ₹25,000/month typically needs ₹70,000 to ₹90,000 as consistent monthly revenue just to stay meaningfully profitable margins, which isn’t guaranteed year-round. Even a 10% to 15% drop in occupancy or pricing can wipe out profits entirely.
Without strong demand, pricing strategy, and operational control, many hosts end up covering shortfalls from their own pocket this is where the debt cycle begins.
